Hello Neighbors! Please find a few important announcements and reminders below.

THANK YOU!

A huge thank you to our block party planning committee, Jen Boe, Alison Levengood, Jen Magin, Jacque Ritchie, Christy Smith, Darcy Wilmot and Heather Wooldridge. We had a fantastic turn out seeing many familiar faces and meeting so many new neighbors! We heard from several families that you are interested in more community gatherings and we will look to organize more frequent community events moving forward.

Board Operations

As previously mentioned we are in the process of updating and modernizing the CCR / By laws, this review is complete. Thank you to Lynn Keele, Tim Ritchie and Patrick Wilmot for serving on a committee to ensure a proper review was conducted. Our next step is to consult with our attorney for review and guidance on ratification and filing the documents. We are planning a meeting this fall for all the homeowners where we can highlight the major changes and share next steps of voting/ ratification of the refreshed CCRs.

Neighborhood improvements

Don’t forget about our community trails! Our landscaping crew has worked to ensure that the trails are maintained for our use and enjoyment. The more we all use, the better maintained they will stay.
As many of you know, in 2019 a special assessment was collected to update the front entrance to our community. This was an initial step to improve the beauty of our common areas. We have employed a landscape architect who has designed plans for further enhancements. This includes:

Patterson way/ Powerline trial updates

  • Replacing the dead laurels along Patterson Way there are 13 laurels that have died and need replacement.
  • Trimming/ maintaining all the Arborvitae lining the entrance and Patterson way.
  • Potentially adding a few additional shrubs for color and interest.
  • Mulching around trees.

Entrance

Center Island

  • Add planting and trees to the center island. This will soften the hardscaping that was added in 2020.
  • Additional lighting will be added to the island to upplight any large trees that are installed.

Sides of the entrance

  • Add additional planting to soften the added hardscaping. The shrubs and plants will mainly be evergreened to provide year-round interest and color and compliment the island planting.
  • Update to lighting in the entrance: we have lots of lighting and all different types of fixtures. We will be working to have consistency in the lighting and ensure the lighting is appropriate for the item (tree, entrance sign, path lighting etc.)
  • Mulching of all common areas.

Timelines

Bids have been sent to landscapers and nurseries to gain cost of materials and labor for installation.
We expect that we will need to complete this in stages due to available budget. Once we have all the costs, we will determine how much can be completed this fall (in the current Fiscal year) and what will need to be deferred until May and the new fiscal year when new dues are collected.
